NEW LEASE AGREED ON LATEST PHASE OF STONEBRIDGE BUSINESS PARK ST. MODWEN has agreed a further lease on one of the speculatively built industrial units at Stonebridge Business Park in Liverpool to Supply UK Hire Shops Limited, part of the Dutch group Boels Rental.

Supply UK Hire Shops, which specialises in plant hire, has taken a 10-year lease on the 10,415 sq ft Unit 9 at a rental of £6.50 per square foot.

The lease follows the sale of the 5,117 sq ft Unit 5 to Almond Catering Supplies last year.

Unit 9 is one of four units developed by St. Modwen last year in a second speculative phase at Stonebridge Business Park, which delivered a total 65,482 sq ft of industrial accommodation.

David Nuttall, Senior Development Manager at St. Modwen, said: “Supply UK are another excellent addition to Stonebridge Business Park and they will be moving to an extremely prominent unit fronting the A580, which will be seen by around 45,000 vehicles per day. We are pleased that Supply UK identified Stonebridge as the location for the next phase of their business following its acquisition by Boels N.V.”

The remaining two high quality units available at Stonebridge Business Park are Unit 11 at 17,498 sq ft and Unit 15 at 32,452 sq ft are available for let or sale.

MAY 2017 - PRE-SALE AGREED BY ST. MODWEN ON LATEST PHASE OF STONEBRIDGE BUSINESS PARK

St. Modwen, the UK’s leading regeneration specialist, has agreed a pre-sale on one of the speculative units it is building in the latest phase of development at Stonebridge Business Park in Liverpool.

Almond Catering Supplies, the North West’s leading wholesale fruit and vegetable supplier, has agreed a deal to purchase the 5,117 sq ft unit in a shell condition on completion for £450,000.

The unit is one of four units currently under development in a second speculative phase at Stonebridge Business Park, all four of which will deliver a total of 65,482 sq ft of industrial accommodation. The construction of this phase is due to complete in the coming weeks.

David Nuttall, Development Manager at St. Modwen, said: “We are looking forward to welcoming Almonds Catering Supplies to Stonebridge Business Park. They are relocating to an extremely prominent unit fronting the A580 and are another addition to this developing business location.

“Our confidence in this location prompted our decision to speculatively develop this phase, so to set a new benchmark for a unit sale of this size is pleasing. Now the units are nearing completion, we are seeing a good level of interest in the remaining three units.”

APR 2017 - ST. MODWEN SECURES NEW LETTING AT STONEBRIDGE EAST

ST. MODWEN, the UK’s leading regeneration specialist, has secured the first letting of the latest phase of units at Stonebridge Business Park in Liverpool.

Belron UK Ltd, which trades as Autoglass, is one of the world’s leading vehicle glass repair and replacement groups and has taken a 4,500 sq ft unit on a five-year lease.

This phase of new units at Stonebridge East on Hermes Road provides five high quality units comprising 15,667 sq ft of commercial accommodation.

MAR 2017 - ST. MODWEN SECURES NEW LETTING AT STONEBRIDGE EAST

St. Modwen, the UK’s leading regeneration specialist, has secured a new letting at Stonebridge Business Park in Liverpool.

King Components Ltd, one of the North West’s leading Motor-factor and car part suppliers, has taken a 2,450 sq ft unit and agreed a six-year lease with St. Modwen.

Stonebridge East, formerly Gilmoss Industrial Estate, has recently undergone an extensive refurbishment and since this, due to the popularity, only two of the 12 refurbished units remain.

JUL 2016 - ST. MODWEN STARTS ON SITE WITH 63,657 SQ FT INDUSTRIAL SPACE AT STONEBRIDGE BUSINESS PARK

St. Modwen, the UK’s leading regeneration specialist, has started on site with the next phase of Stonebridge Business Park.

A ground-breaking ceremony, attended by the Mayor of Liverpool Joe Anderson, marked the official start of work on site at Sugarbrook Drive on Friday 22 July.

The development will create 63,657 sq ft of speculative warehouse industrial space across four units, each with their own self-contained yards.

The four high quality units range in size from 31,157 sq ft to 5,020 sq ft and overlook the A580 East Lancashire Road.

The build is being carried out by Caddick Construction and is expected to complete by February 2017.

To date, around 231,000 sq ft has been delivered at Stonebridge Park. This phase follows the construction of a new 69,197 sq ft parcel distribution facility for express delivery service DPD (UK), which opened earlier this year and a 15,700 sq ft speculative phase of starter units which will complete in August 2016
The new units will add to a total investment of almost £4m to the region which will create 160 permanent and construction jobs.

David Nuttall, Development Manager at St. Modwen North West, said: “Our continued commitment to Stonebridge Business Park reflects our confidence in this location and our belief that there is demand in the local and regional economy for high quality accommodation.

“These latest units will complement the offer we have at Stonebridge which will have a total of 295,000 sq ft of accommodation over 50 units when they are complete.”

FEB 2016 - ST. MODWEN REFUBISHMENT COMPLETED AT STONEBRIDGE EAST

St. Modwen, the UK’s leading regeneration specialist, has secured two new lettings following recent refurbishments at a phase of Stonebridge Business Park in Liverpool.

St. Modwen has invested £300,000 in the refurbishment of existing units at Stonebridge East, including new roofs, cladding, and PVC windows and doors, as well as modern internal decoration. Outside, new tarmac has been laid making parking more accessible. The refurbishment has also raised the energy performance of the buildings to modern standards.

The improvements have helped to create renewed interest in the site with the latest lettings being to Colbat Housing and Aintree Caravans which have both agreed new three year leases and will collectively take 5,000 sq ft of space. The two firms are the latest local businesses to take space at Stonebridge East, which is already more than 80% let following the recent refurbishment. Bilfinger GVA and Knight Frank acted on behalf of St. Modwen.

APR 2015 - WORK BEGINS ON NEW FACILITY FOR DPD (UK)

St. Modwen, the UK’s leading regeneration specialist, has begun work on the £12 million new Liverpool depot for express delivery service, DPD (UK).

A ground-breaking ceremony, attended by the Mayor of Liverpool Joe Anderson, marked the official start of work on site on Sugarbrook Drive at Stonebridge Park.

The agreement, with Liverpool City Council, will see St. Modwen build a 69,000 sq ft parcel delivery facility for DPD, which will service the Liverpool and Merseyside region.

The new facility will bring a total investment of £12 million to the region and create up to 250 permanent and construction jobs. The depot is expected to be completed by early 2016 and following completion DPD will take a 25-year lease. On the back of this success, St. Modwen will submit an application for a further phase of up to 70,000 sq ft of industrial units.

The Liverpool facility is one of three new sites that St. Modwen is delivering for DPD, with depots currently being developed at Skypark in Exeter and Etruria Valley in Stoke on Trent.

Steven Knowles, Regional Director of St. Modwen, said: “This scheme will not only bring investment and employment opportunities to the region, but also signifies the return to growth in Liverpool. Work beginning on site at Stonebridge Park is a big milestone and one of several key developments that demonstrate our continued commitment to the Merseyside area.

Phase one of the Stonebridge Park, developed by St. Modwen in partnership with Liverpool Vision, Government Office Northwest and Northwest Regional Development Agency, comprises four units totalling over 57,500 sq ft and is now fully let. Current occupiers include Liverpool Mutual Homes, Eurofood and NSC. Directly fronting the A580, East Lancashire Road in Liverpool, the site has excellent transport links.

St. Modwen also leads on the regeneration of Great Homer Street and Skelmersdale Town Centre.

The development agreement with Liverpool City Council will see St. Modwen build a parcel delivery facility for DPD. The new 69,000 sq ft facility will be based on Sugarbrook Drive at Stonebridge Park, Liverpool, and will service the Liverpool and Merseyside region.

The new facility will bring a total investment of £12 million to the region and will create up to 250 permanent and construction jobs. Construction is due to start on site in March 2015 and will be completed by early 2016. Following completion, DPD will take a 25-year lease.

The Liverpool facility is one of three new sites that St. Modwen is delivering for DPD, with 60,000 sq ft depots currently being developed at Skypark in Exeter and Etruria Valley in Stoke on Trent.

St. Modwen will also develop a further four acres of land for additional employment uses at Stonebridge Park.
